Cross Inn Policies

By proceeding with a reservation, you will be deemed to have fully read and understood our terms and conditions as detailed below. These Terms and Conditions are for all bookings made direct to us through our own website or by phone. If you book through aonther booking medium T&C's may differ.



Arrivals are between 4pm and 9pm. Arrivals outwith these hours are by arrangement only as we do not have a 24hr reception. We will endeavour to be in the B&B for you arrival, however if we are not in the B&B please make your way round the back to the Old Barn Bar (Public Bar) where we will otherwise be, or call 01851 810 152.



You will need to vacate your room by 10am. Late check-out are available by request and availability. If you wish to arrange this, please email or call us directly. A charge may be applicable.


COVID-19 Specific

We are operating within the guidelines of the Scottish government. Please be aware of the current guidelines for the time of your booking. Masks are mandatory inside the premises except in your room. 

Standard Cancellation Policy

Bookings should be paid for 6 weeks before arrival unless they are of a value of over 500GBP in which case a deposit of 20% is requested on booking.

  • A 4% administration fee will be charged on all monies paid (deposit of total cost) for cancelled bookings. This is to cover transaction fees. The only exception to this is where there Western Isles cannot accommodate you specifically due to COVID restrictions.

  • Full payment is required 6 weeks in advance of your booking.

  • If you cancel less than 6 weeks but more than 3 weeks in advance of your booking, we will refund half the cost of the booking.

  • If you cancel less than 3 weeks before your booking, the full cost of your booking will be retained.


COVID-19 Related Cancellations

  • Should the Western Isles be placed under restrictions, which means that we cannot operate our rooms or the ferries/airports are closed to non-residents, a full refund or credit will be given to guests depending on their preference.

  • Cancellations due to restrictions outwith the Western Isles will be as per the standard cancellation policy unless COVID-19 insurance has been purchased when booking.

  • If you are required to self isolate and the isolation period includes the date of your stay, or if you test positive for COVID a refund will be given, less the 4% administration fee, if the rooms can be re-booked. Proof of the positive test of isolation request is required.

  • Cross Inn reserves the right to cancel your booking and deny entry if you have indicated that you are traveling from a high risk area and are in breach of travel restrictions. Cancellation fees will be viewed on a case by case basis and calculated using when the restrictions came into place versus the date of check-in.


Acceptance of Children

Children are very welcome in the Cross Inn. However there must be at least one adult in each room with children under 14 years old. 

Booking Amendments

If you require an amendment to a confirmed booking please let us know as soon as possible and we will assess your new booking request as a brand new request. Amendments will only be accepted when we have confirmed with you in writing.


All bookings must be paid for 6 weeks before arrival. For bookings of over 500 GBP, a 20% non-refundable deposit is required. All bookings made directly online are charged  on completion of the booking. If you do not wish to make your payment straight away, and the booking is more than 6 weeks away, you can contact us by email ( to request a reservation without upfront payment. You will then be contacted at 6 weeks before your reservation date to make payment. Payment can be made online, by bank transfer or by phoning 01851 810 152. If payment is not made by 6 weeks prior to your booking, your reservation will be cancelled.


Cancellation of your reservation

Your reservation at Cross Inn B&B will only be cancelled by us in exceptional and unforeseen circumstances. In the event that we do need to cancel your reservation, then we will notify you as soon as practicably possible, and will endeavor to provide you with alternative accommodation recommendations in the local area. We will however not be responsible for any losses or increased expenditure by you in securing alternative accommodation elsewhere.



For the benefit of all guests who come to stay with us in our rooms, we are not able to accommodate your pets within our B&B.  Assistance dogs are welcomed but please let us know in advance.



Please note that there is a staircase up to the guest rooms.


Non Residents

We operate a strict policy on non-resident guests. Under no circumstances will any person(s), not accepted by us as paying guests, be permitted to join you either in the rooms or the restaurant area. However, guests are more than welcome in the sun porch and in the Old Barn Bar.

Food in rooms

We do not mind guests who want to have a picnic or a take away but we ask that these are consumed either in our conservatory, garden (anytime) or the restaurant area (outwith operational times).


Car Parking

A car park is available for guests’ use beside the house. Cars parked here are at owners risk.



We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.


Outdoor Equipment

Large items of outdoor equipment are not permitted to be taken into the guest bedrooms. We have a spacious storage area available for outdoor equipment, such as bikes, golfing equipment, canoes, wetsuits, parascending rigs etc.


Breakages and Damages

You are responsible and liable for any breakages or damages, which you cause to the room or its contents (accidental or deliberate). This includes spillages of food and drinks on bedding and carpets. We ask that you report any incidents as they occur. If there are any spillages on the carpets or bedding, please let us know immediately so we can hopefully clean them up quickly without them becoming ruined. All damages and breakages must be paid for before your departure. If you depart and do not notify us of any damages or spillages, we will charge your card retrospectively for these damages. If we find that a room requires excessive cleaning after you have departed, we reserve the right to make a charge to cover the additional cleaning time required. In the event that you lose the door keys given to you whilst you stay with us, a charge will be made to cover replacement locks, as we always replace the door locks to maintain the security of our home.



We operate a strict non-smoking throughout the building. 


Old Barn Bar

Please be aware that we operate a public bar at the rear of the B&B. Opening hours are until 11pm Mon-Weds, 1am Thurs & Fri and 11:30pm on Saturday. Although we endeavor to keep noise outside the bar to a low level, there may be people and music noise while the bar is open. Refunds due to normal bar noise during opening hours and drink-up time will not be given.
